Why is Real Estate the best investing option? - You are using borrowed money to buy an appreciating asset. This appreciating asset is being paid for by a renter therefore you are getting money from a bank in the form of a loan and someone else is paying it back for you all the while you are taking advantage of appreciation.
- Tax benefits Real Estate can be depreciated. This is a huge reason why I got into real estate. You can also sell real estate without being taxed if you do a 1031 tax exchange.
- You don't just generate income you create wealth. Through equity, principal reduction and appreciation you will put together a huge stockpile of wealth. With rental real estate that you hold, you will have a portfolio or real estate that was purchased with the banks money, is appreciating in your name and is being paid for by someone else!!
Why someone should invest in real estate?
In Genesis 1: 11 the Lord said, “Let the land produce vegetation: seed-bearing plants and trees on the land that bear fruit with seed in it, according to their various kinds.” According to the Word, land was created to produce at least three times. Real-estate investing, with the correct training and education, is the safest investment you can make. An investor who purchases property has very little chances in losing their money. You could produce residual income by renting out your real estate property. Secondly, income can be made by selling your property for the appraised amount (in which most properties are sold under value which means you walk in the property with equity) thereby making a profit. And thirdly, after twelve months you could take a cash-out on the property to fund other wealth building projects. Following are some other reasons why an investor would invest in real property:
* Interest rates have hit a record low * foreclosures are at record high * sellers are desperate to sell due to the amount of REO’s (mortgage owned property), adjustable rate mortgages, and increased taxes * deals, deals, deals

If YOUR tenant vacates the property you could be stuck with the property until you lease or sell your property Hopefully your tenant re-purchases the property back from you within 12 months. Every investment has a risk however an investment in real property has very low risk. The average investor would not freeze their liquid assets. Instead they borrower money against the purchasing property, that’s called a mortgage. Secondly, they rent the property to a tenet with a goal to create residual income. Some investors purchase property to remodel the property with a goal to sell the property later. In any case real property is the only investment where you may make a profit without ever using your personal finances. Your risks are:
- To purchase a property without a tenant thereby having to pay your own mortgage and not having a savings in place to pay for the mortgage
- Not having a tenant and not having funds to cover the mortgage payment
- Not having insurance when a disaster occurs with the property; i.e fire, flood, etc.
- Not escrowing and then not being prepared to pay end of year taxes and insurance
- Not being properly educated about investing in real property
